I appreciate the intro and I'm always shocked by how much free tools you offer on that, on that website. It's, it's just awesome for hiring. So everyone, if you're in the chat, if you're here, just say, hi, I'd love to know where everyone's from.
I'm currently based in Miami. Pete, Pete, where are you based out of? I'm in Houston, Texas. Texas. Awesome. Cool.
So today I'm going to teach you about 10 AI tools that will save you at least over 10 plus hours every single week. And it's what I personally use every day. Just to introduce myself, I'm David Baton, like I said, from Miami, I'm the co-founder of DoorLoop.
If you're not familiar with us, we are one of the leading property management software companies for residential and commercial properties in the US to help you if you have residential or commercial units that you list to help you manage them in the US. So we also use AI internally. I use AI internally on a daily basis.
So everything I'm sharing with you today is what I personally use. Oh, wow. We've got Texas in the house, Florida, Tampa, Montreal, everyone, awesome.
That's great. So after everyone puts all their locations in the chat, I'd love to know next, do you use AI daily? And if so, what tools are you using daily?
I'm assuming most people are going to say Chachabity. And secondly, if you don't use AI, why not? Cool.
All right. So I'll drop that and I will continue. While people are answering that, I will just start off with a slide.
AI will not take your job, but someone using AI will. So the whole point of this is AI is moving really quickly. You've all heard of it.
You all probably use it. And you have to learn how to master it in the coming months because it's evolving so fast. And if you're not up to speed with this technology, someone that is will surpass you, will take business away from you.
You will lose deals and clients because of this. So definitely highly recommend putting your attention to it. All right.
So let's see the chat right now. Mostly Gemini and Chachabity, Grok, cool. AI on a daily basis, yes.
If there's anyone that doesn't use AI, let me know and I want to know why. So just some stats that I just pulled online. I'm just going to throw them up on the screen here.
If you're using AI chatbots, like on your website, it could actually increase lead generation by up to 33%. I'm going to show you some tools about AI virtual staging, that it can increase your leads by up to 200% if you have professional photos and professional descriptions on your listing. So there are real world cases where people are using this and generating more revenue because of it.
And I'm going to show you how. Right. So to start off with, there are so many tools out there.
These are the ones that you're probably familiar with, chatbots, Chachabity, Gemini, the two big ones that I'm hearing in this chat as well. If you want to write content, blog posts, articles, anything for your website, any content at all, letters for your tenants. You could use any of these options here, Jasper, Writer, Notion, or Chachabity and Gemini are pretty much just as good.
We personally use Fireflies here at DoorLoop and some other ones to record meetings, record Zoom interviews, Zoom meetings, right? I have like an interview coming up tomorrow and I'm going to use AI to automatically summarize the interview and the candidate for me as an example. So there's many applications for it.
Right now we're recording this webinar. If we want really professional audio quality for the recording, we can run it through Adobe Podcast to make it sound amazing and you can generate images and slide decks. This slide deck was generated with Gamma, which is another tool.
So there's many, many tools that you could use that I'm going to show you today. So jumping right into it, obviously we know these chatbots, I'm going to fly through here. What are some things you can do with these chatbots?
Number one, you can draft messages to your tenants, owners, or vendors. You can create lease agreements and renewal offers. You can create lease templates, rent receipts, move out checklists.
This one is underrated and I don't see anyone doing this. Brainstorm new revenue and marketing ideas. So if you're comfortable with it, you could actually upload your QuickBooks P&L file or just a PDF or something of your reports or not even, and just have it analyze everything and tell you, how can I increase my revenue?
How can I decrease my expenses? How can I be more efficient? What can I do to grow my business?
Give me some marketing ideas and it will generate everything for you. It's pretty cool. A lot of great ideas in this.
Cool. Here is a real world example of me asking Chachabit to write a complaint letter to my tenant for loud music. And this is their last warning.
And in one click, it generates the entire complaint letter, just like that on the bottom, as you can see here. It's much longer. I cut it off, but it's a really professional, legal looking, scary looking legal letter.
Now legal disclaimer, obviously nothing is 100% legally correct. It actually might be, but you always want to double check local, state, federal laws and regulations. And if it's something very serious, like an eviction, always check with an actual attorney or an actual accountant also.
In my experience, it's pretty good. And I'm sure in your experience too. Here's another example.
Write an engaging property description for Zillow for my two bedroom, two bathroom apartment. And it just generates amazing listing descriptions, as opposed to just writing, come see my new unit for rent. I mean, look at this, wake up every morning to the sound of waves and breathtaking ocean views.
Pretty cool. It does a really good job.
Pete Neubig
We don't have too many ocean views here in Houston.
David Bitton
Yeah, we do in Miami, definitely. So another one, if you want to add a pet addendum to your lease agreement, here you go. Here's a legally applicable pet addendum for your lease agreement in one click.
So this one's cool. You upload your P&L statement and it's going to analyze everything for you and also tell you, hey, by the way, you are spending 20% of your revenue on property insurance. I know, AI knows everything, that the typical property management company should only spend about 5% or 10% of their revenue.
So look into decreasing that. So it's giving you really cool tips. So it's all about context.
The more you feed it, the more you train it, the more it learns about you, your personal life, your business, the better it gets. Now, this is really cool and a really cool trick that not many people know and use. It's called ChachiBT Deep Research.
So when you're in ChachiBT, you can click the plus button on the bottom left of the prompt and you click Deep Research. And then you ask it any question you want. In this example, what's the average rent for a one bedroom apartment at this building that's next door to me?
And it spends about 15 minutes analyzing every single listing in that building to tell you there's non-active listings. This is the price range. The most expensive units are furnished, renovated and have ocean views.
So you know, if you want to be on that upper range of rent, you need to have furnishings renovated and ocean views. So it's really cool. You don't need to put together like comparative market analysis or maybe even hire realtors to do this for you.
You can do it yourself with Deep Research. And by the way, this is like a three bullet point summary. It gave me like five pages long of every listing, everything it has, like you could really dig in and ask follow up questions on it.
Cool. By the way, if you have any questions throughout the presentation, feel free to just throw them in the chat and we'll cover them right now live on the spot. Now many people don't know about this, but you could actually generate images with ChachiBT and Gemini.
Gemini actually has a really new model, a really great one called Nano Banana. You don't need to know that, but Gemini is really good at generating images now. So you can generate a logo for your property management company, any images for your website, all just in one click.
It's pretty neat. I don't know why my effects aren't working, but it's fine. Let's see.
We'll keep going. Now, number two, AI for emails. For the prompts, would you share with us?
So I don't have exact prompts, Samantha, but what you could do is just go to ChachiBT and say, hey, I'm a property manager or a landlord or whatever, leasing agent. What should I be asking you? Give me some examples of prompts.
I will be sharing these slides at the end. So just remind me at the end, I'll share these slides and you have the prompts in the slides already so you can copy this. Awesome.
This is a game changer for me, using AI for my emails. There are a few tools out there. These are the top four that I recommend.
I personally use Jace, the fourth one, but Superhuman is very popular also. So what this does is it can draft email replies for you. It can automatically follow up for all the emails for you.
You have an AI powered search. It schedule events and meetings for you, give you email summaries, like it's really powerful. Actually Gmail now is starting to build an email summaries.
So let me give you some examples. Here is an automated draft, follow up and scheduling. I sent someone an email saying, Hey Mark, here are my audio files for the podcast.
Right. And it automatically drafted a follow up because Mark didn't respond for two days saying, Hey, Mark, just checking in to make sure you got my audio files. By the way, here's my calendar if you need to chat with me.
So it's auto drafting. So what happens is if you're getting emails, it will automatically draft replies. It doesn't send them.
So when you go into your inbox, like in Gmail, it's ready to go and you just have to hit send. You can review and send. Or if you send someone an email, it knows if you're expecting a response.
And if they didn't respond, it will automatically draft you a reply to follow up and bring it to the top of your inbox. So I know we had a question here. Does Superhuman have shared inboxes?
If you could elaborate, I think what you mean is like multiple different inboxes. If that's what you mean, let me know. I don't use Superhuman, so I also can't answer that question.
But I can tell you that I have about five emails all feeding into one main Gmail account. They all get forwarded in. So I use one Gmail for five and Jace can reply to all of them for me automatically.

All right, cool. So I'm going to sort of fly through these sort of things. But here is a really, really, really crazy pro tip that I really rarely ever share.
There is a website that I'm not affiliated with, I'll put it in the chat here, called rebump.cc. It's about $5 a month. I've been using it for years. Anytime you email someone and you're expecting a reply, for example, for sales purposes, leads, prospects, anyone, you BCC this Rebump email address, they can't see it, only you.
And because Rebump is connected to your Gmail, you have to be using Gmail from what I understand. It will automatically follow up with this person if they don't reply. So how it works is I'm emailing someone and I, oh, it's missing.
My effects are missing. But what it does is it automatically will email them two days later, three days later, five days later, over and over and over again. You set it and configure it yourself on your backend.
Okay. So I configured it to say three days later, if they didn't reply, automatically send them another email. So it will send the email saying, hey, did you get my last email?
If they don't respond to that, four days later, just checking in, did you get my last email? So I do this about four or five times. So Pete, I'm sorry if I've used it on you, which I probably maybe have, but you actually respond really quickly.
So probably not. And it automatically follows up for you. And I cannot tell you and stress enough how much this has saved me over the years where I don't need to remember to follow up.
I don't need to snooze emails anymore. It just automates all my followup. And you'd be shocked how many people reply back to me after the third or fourth email.
Maybe 10, 12 days later, they finally get back to you. So this, for me, game changer, especially if you're in any type of sales environment or just waiting for replies, total game changer, five bucks a month. Okay.
Next up, virtual staging. All right. Virtual staging.
So a lot of people have heard of virtual staging. Instead of hiring a professional photographer, you could take a picture and it will stage it with furniture for you. Typical use case.
There are other use cases that you could use it for. These are some of the virtual staging options that I have found online that I really liked. I'm going to take a screenshot again and throw it in the...

Got it, got it, got it. Okay. I see what's going on. Okay. I can't reply to the guests. All right.
So these are some options. They're all really good. Now, what's really cool is let's say you hire a professional photographer or you just take a picture yourself.
The professional photographer, if you want a night photo, they have to spend hours waiting to get dark and then take another photo. So it's going to cost you hundreds of dollars. But with virtual staging, it could also turn day into night in just one click.
And for usually under $5 for a photo like that. Pretty cool, right? Airbnb actually found that the professional photos list units better and have more short-term rentals, significantly more than non-professional photos.
So I highly recommend hiring a professional for your photos. Here's another example. A picture you took with your phone, right?
Really bad lighting, bad shadows, bad highlights, blown out. But in one click, it could transform the image. Now, big disclaimer.
On the MLS, in many states and jurisdictions, you are not allowed to edit or alter your photo to change things without explicitly just, you know, writing about it, disclosing it. Or maybe you're not even allowed to. In this case, this is probably on the edge and you might be allowed because in this case, it's the same photo just brightened up, right?
So this is questionable, but a lot of people are doing it. Regardless, always check state and local laws before you do something like this. Now, next, everyone knows they've gone into a unit to take a picture and the tenants leave it a mess.
They're living in it. You might be living in it. And it looks like this.
So instead of cleaning it up and cleaning up the whole place, in one click, you can just remove all the clutter. So it looks like that. So much nicer.
One click, right? So for those that have iPhones, probably even Android also, I'm assuming, now with the latest iPhone update, you can take a picture of anything and you can do markup and edit the photo and just circle whatever you want to remove. And you could do it directly from your phone now.
So try that little quick tip later on. This is cool. Maybe you have a floor plan and you could transform that floor plan from this into a fully furnished floor plan to give people an example of what they could do with their unit.
So this might take you weeks with an interior designer or an architect, but it could take you minutes or seconds with AI. So it also is a great starting point if you are going to hire one to just sort of visualize and conceptualize and just get ideas within seconds that you could then pass off to an actual designer or architect. Another example.

All of those four can pretty much do all of these. Most of them. Yeah.
So Sarah, Pete sent a screenshot with those four options and they could pretty much do most of these. Now, this is what virtual staging is really known for, right? An empty room and then add some furniture.
Beautiful. Or another empty room and add some furniture. And by the way, this can be used to design your units.
If it's a vacant unit, instead of hiring a designer or thinking that we all are interior designers ourselves, which we all think we are, this is a great idea to giving you inspiration. And then you could just go to Ikea, wherever you want to go shopping and design it like this, right? Or even hire people online to find it and order these items for you.
Great. All right. This is actually kind of cool, Pete.
This is a virtually staged unit. So it went from empty to virtually staged, but it can even give you a video of it. So check this out.
So it stages it and then it gives you a nighttime view, a light time view. And then it even gives you a video. It's just so cool.
It's just so cool today what it can do. Now, I'm going to jump into AI on our end, not to make this into a big sales pitch or anything, but we are a property management software. So for those of you that are managing properties, I highly encourage you to look into your own property management software because a lot of them are coming out with these tools and they will greatly transform how you work.
And I'm going to give you maybe three or four quick examples. So let's share. Yeah, you can see everything.
Okay, awesome. This is great. Let's make this full screen for you.
So with a typical property management software that has these features, this is sort of some of the things you could do. You could actually chat with your AI assistant built in. So it's like chat GBT built in to your software and you could ask it any single question you want.
What should I do today? What are my priorities today? What are my leases that have unpaid balances, right?
Anything you want to learn. What are my open maintenance requests that I have to follow up with today? So it's sort of your personal assistant.
Here's another example. Tenants with balances due. Great, one click.
I love this one. Give me my property performance. Analyze my profit and loss.
So it's so funny, Pete, because people, you know, we have over a hundred built-in reports like most softwares do. And guess what? How many people look at that?
Top five, right? Yeah, top five. And also many people just don't even use them or look at them.
So the coolest thing, actually, I did this personally for my taxes where I upload everything to chat GBT, or in this case, you know, DoorLipid has context of your business. Just go back and forth. Instead of asking your accountant 25 questions and waiting a month for a reply, just go back and forth and ask it a million questions.
And that's exactly what you could do here. So the biggest benefit when you're using chat GBT or AI is context. It has to learn everything.
So if AI is built into your software, QuickBooks, DoorLoop, any property management software, it knows everything about your business and it can give you any answer you want. Here's another cool example. Send a message to all my tenants about a fire inspection.
It will draft the message for you, to your residents, there's a fire inspection, and it will even send the message for you if you want. And hey, translate it to Spanish for my Spanish speaking tenants also, right? It could do all these things.
So cool. Lastly, as far as the reports go, so everyone's looking at the profit and loss report, but you can click this button and get AI insights and it will just give you an AI summary of everything about your property, your portfolio. This stuff exists.
So I highly encourage you to look into your own softwares and make sure it has it and check these out. Pete, thank you for sending that information out. I'll just, you know, this is one last cool thing.
By the way, you can do this in ChatGBT with a lot of things where you can upload images and it will read it and scan it. So in this case, it's saying, upload your invoice from a vendor. So for sake of time, I'm gonna skip through.
And I upload an invoice and it automatically adds everything about the invoice, the leak, how much it costs, the repairs, and then I can bill for that invoice. So it's all one click today. So I highly encourage you, use AI, look what's out there.
It is evolving so fast. We're releasing new features monthly. We have a big release coming out next week about inspections.
That's confidential. We'll be able to find it next week. And there's some really cool tools out there.

All right, here we go. Sarah here, the feature you just showed us on the invoice. Would this be if we wanted to upload an invoice from an external vendor and then create a new invoice from our property manager company for billing purposes?
David Bitton
Yes, that's exactly what it's used for, right? So you get a plumbing bill and then you need to invoice your tenants, landlords, owners as an example. So that's exactly what it's used for.
And you could even pay out with built-in payment processing in the software to actually pay your vendors or anyone else you need to pay out for.

We got a couple of questions here. Spencer, does Doorloop have built-in task management similar to Asana or Monday, et cetera?
David Bitton
Yep, so we do have tasks. I don't know if I could share.

Yeah, I'll stop sharing real quick. Give me a second here. If I can figure out how to do that. Oh, am I sharing?

Yeah, but it's okay. So I mean, I'll just answer anyway. So Spencer, yeah, we do have tasks built in.
There's a CRM built in. Now I will say it's great because you could link tasks to the property that it's related to. Here, okay, I'll share for one second.
So where are we? What screen am I on? This one right here.
Right, so it can be a one-time task, a recurring task. Don't forget to do X, Y, and Z with priorities. You can even assign different people on your team.
You can assign it to your maintenance team. You could relate it to a property and even drag files to it. So yeah, we have tasks.

For the email apps we shared, are they also for shared inboxes? I think you answered that one already, correct? Yes, I answered that, yep.
Spencer, gotcha. Nathan, what's the difference of using staging AIs versus just sending it to Gemini or chat for free?
David Bitton
You know what? So I mean, those staging sites are built specifically for this. So it probably is a much better train algorithm and model to generating exactly what you're looking for.
You don't have to probably go back and forth many times. Like it's probably gonna be really good out of the box. With Gemini and chat GPT for images, there's a lot of back and forth.
You have to have a lot of good prompts. Like it's not as simple. So I would encourage you though to try both, right?
A lot of them might give you one image free or free trial and just sort of play with it and see how you like it. I haven't had the best experience generating images on GPT and Gemini. It's a lot of just back and forth trial and error, but try both and please email me.

Yeah, yeah, no, that's great. That's great. We're not gonna have time to talk about all the differences, but Sarah email me and I'll connect you with the team and there'll be more than likely to help you and tell you everything.
But yes, we are designed for large portfolios, residential, commercial, even HOA if applicable. And yeah, be happy to show you a lot of cool stuff.

Does DoorLoop have an AI receptionist?
David Bitton
AI receptionist, cool. So I'm not sure if I know what you're asking, but we do have an AI tenant chatbot, which I didn't cover and it's one of the coolest features. So everyone, every tenant gets a tenant portal and the most annoying, we're recording.
The thing about tenants is all the questions they ask and they text you and they call you and they email you and they wanna ask you a million questions. And a lot of the questions, about half of them are lease related. When's my next payment?
How come I have a late fee? How much do I owe? When does my lease expire? Can I renew my lease? Stuff like that. That's about half the questions.
The other half is maintenance related questions. I have a leak. My lights are off.
My AC isn't cooling, stuff like that. So when they go into the tenant portal to submit that request, now we have AI chatbot built in. So it will help them answer half the requests, over half actually.
We had about, actually it was 82%. All of the questions, 82% of the questions asked were answered by the tenant chatbot, which reduced the number of questions you got. I'll give you two examples.
How much is my rent? When is my next payment due? It knows everything.
It has all the lease information. So it tells them on the spot. How do I pay rent? Oh, click here, pay rent. That's one. Number two, even cooler.
Hey, my refrigerator isn't cooling anymore, right? I need a maintenance request. Instead of sending someone out, the chatbot actually tries to self-service and resolve the issue with them.
Is the light on? Is it plugged into the wall? Have you tried?
